Grace period 宽限期
Grace period 宽限期很多打算赴国外留学的同学现在已经在联系租房的事了，在国外租房的时候一定要签订正式的租约（lease）或住房合同（housing
contract），这有时候也被称为“租房协议”（rental agreement）。
租房合同里大家要特别注意以下条款：搬出通知（Move-Out Notice）、保证金（Security
Deposit）、宽限期（Grace
Period）等。正常情况下，你必须按时全额交纳房租。否则，你就可能需要交滞纳金（late
fee）。但有时候在房租到期后会有3-5天的宽限期，如果你在这段时间迟交房租则不会被处以罚金。如果有宽限期的话，应当明确写入租约或租房协议；如果合同中没有说明，应视为无此项条款。下面我们来通过一个对话来学习一下有关宽限期的口语吧！

A: 你好，我是妮可。
B: This is Richard. Let's not play games. You know why I'm
calling.

A: Yes, It's the rent, isn't it?
A: 嗯，是因为房租的事吧？
B: Nicole, for the second month in a row, your rent is late.
B: 妮可，你已经连着两个月迟交房租了。
A: I thought you said there is a grace period.
A: 我以为有一个宽限期的。
B: No, I didn't. There was no grace period last month, this
month, or any month.
B: 没有，以前没有，以后也不会有。
A: Maybe I'm confusing this place with my last place.
A: 可能我把这儿跟我以前住的地方搞混了。
B: Well, I'm waiting to receive your rent check.
B: 那你什么时候能交房租？
A: I get my money tomorrow, so I can pay you by Monday.
A: 我明天发工资，我周一给你好吗？
B: Remember, just like last month, you have to pay the $50
late fee.

A: I don't remember seeing a late fee in the rental agreement.

B: If you look at your agreement, you'll see the late fee
circled in red ink!

A: I forget where I put my rental agreement.

B: One more late check, and I might give you an eviction
notice.
B: 如果你再晚交房租的话，我就得要求你搬家了。
